Land disputes form a significant portion of civil litigation in India, often stretching over years due to complex ownership histories, outdated records, and overlapping claims. These conflicts arise from multiple sources and affect individuals, families, farmers, and communities alike.

One of the most common categories is boundary disputes Neighbours frequently clash over the exact demarcation of property lines, especially in rural areas where physical markers are unclear or have shifted over time. Faulty survey records and informal agreements worsen these conflicts.

Title and ownership disputes rank among the most complex. These involve competing claims over who holds legal title to a piece of land. Issues often stem from incomplete or forged sale deeds, multiple sales of the same property, or gaps in mutation records maintained by revenue authorities.

Inheritance and succession disputes are widespread, particularly in joint families. Conflicts arise when ancestral property is divided among legal heirs, with disputes over wills, shares under Hindu Succession law, or claims by daughters and other relatives after recent legal reforms.

Encroachment cases involve illegal occupation of private or public land. Squatters, neighbouring landowners, or even government bodies may occupy unused plots, leading to prolonged legal battles for recovery of possession.

Agricultural land disputes frequently involve tenancy rights, sharecropping arrangements, and violations of land ceiling laws. Farmers also face conflicts related to conversion of agricultural land for non-agricultural use without proper approvals.

Land acquisition disputes occur when the government acquires private land for public projects. Controversies centre on inadequate compensation, delayed rehabilitation, and questions over public purpose.

Additionally, benami transactions and fraudulent transfers create disputes where land is held in someone else’s name to conceal ownership. Tribal and forest land conflicts further complicate the landscape, especially where customary rights clash with formal titles.

Resolving these disputes requires clear documentation, timely mutation of records, and efficient judicial processes. Strengthening land records through digitisation remains essential to reducing the volume of such conflicts across India.
