Prashant Tiwari’s Vision: The Chairman Behind Prateek Group’s Rise Since 2005

From nearly two decades in public-sector engineering to shaping our journey at Prateek Group, Mr. Prashant Tiwari’s story has been guided by an understanding of construction, planning and one enduring belief: a home is far more than a transaction.

In 2005, Mr. Prashant Tiwari made the kind of career decision that rarely looks comfortable on paper.

A civil engineer with nearly two decades of experience in Uttar Pradesh Vikas Pradhikaran, he had spent years working on construction, planning and urban development across Ghaziabad, Meerut and Hapur. He had supervised multi-storey construction, worked with contractors, checked bills, studied layouts, handled planning regulations and seen residential development from the administrative side.

Then he left the security of government service to start something of his own.

That decision marked the beginning of our journey at Prateek Group on September 5, 2005.

More than two decades later, our journey includes over 20 million sq. ft. of delivered development and more than 50,000 customers across our communities. But the more interesting part of the story is not simply how much we have grown. It is how Mr. Prashant Tiwari’s early experience shaped the values and thinking with which we began.

An Engineer Before an Entrepreneur

Prashant Tiwari graduated in civil engineering in 1986 from Motilal Nehru Regional Engineering College, Allahabad.

Soon after, he joined the Uttar Pradesh Vikas Pradhikaran and spent close to 20 years working across different aspects of development.

In a 2026 interview with Realty & More, our Chairman recalled supervising multi-storey construction in Kaushambi during the late 1980s and later working on Indirapuram when much of the area was still farmland. By the mid-1990s, he had moved into planning, where his responsibilities included approving layouts and ensuring compliance with development by-laws.

That background became an important part of how we approached real estate from the beginning.

Mr. Prashant Tiwari had already spent years understanding how buildings are constructed, how land is planned, how approvals function and how homes are eventually handed over to allottees.

By 2005, he wanted to move from overseeing development to creating it himself.

Leaving a secure government career was a significant risk. He has spoken openly about that period and about entering a market where several established developers already had both capital and recognition.

What he brought with him was technical experience, a detailed understanding of planning and a belief that trust would have to be earned one project at a time.

Building Trust Before Building Scale

Our early years were not built around a long portfolio or an established name.

Mr. Prashant Tiwari has recalled meeting buyers personally and spending long hours at sales offices because, at that stage, there was no previous Prateek development a buyer could visit.

Every conversation depended on trust.

That experience helped shape some of the principles we continue to value today: quality, transparency, robust engineering, customer-centricity and commitment to delivery.

As our first projects were completed, the conversation gradually changed.

The Royal Cliff at Crossings Republik was followed by Prateek Fedora in Sector 61, Prateek Laurel in Sector 120, Prateek Wisteria in Sector 77 and Prateek Stylome in Sector 45.

Each completed development gave future buyers something more tangible to look at.

For us, that was important.

Trust in real estate is easier to build when people can see what has already been created.

From Housing to Premium Living

As our portfolio grew, the kind of homes we were creating also evolved.

Projects such as Prateek Stylome and Prateek Edifice reflected a move towards larger residences, more premium specifications and more detailed community planning.

Prateek Edifice in Sector 107 became particularly important in that evolution and helped establish a luxury benchmark within our portfolio.

Then came Prateek Grand City in Siddharth Vihar, Ghaziabad.

At approximately 40 acres, the integrated township represented a different scale of planning altogether.

Instead of a single residential society, the focus expanded to thousands of homes supported by landscaped areas, recreation, retail convenience and social infrastructure.

For our Chairman, it also brought together many of the things he had spent years working with: planning, construction, infrastructure and the way multiple elements have to function together before a development can truly work as a community.

The Philosophy Behind the Homes

Mr. Prashant Tiwari has often described real estate in personal rather than transactional terms.

In his 2026 interview, he spoke about the emotional importance people attach to owning a home.

For us, that distinction matters.

A homebuyer does not see a construction delay, possession concern or communication gap as a routine operational matter. For many families, a home represents years of savings, financial planning and expectations about the future.

That is why our teams across engineering, sales and customer relations are encouraged to look at decisions from the buyer’s perspective.

This thinking also sits at the centre of our larger approach to customer relationships.

In his Chairman’s message, Mr. Prashant Tiwari speaks about our role not only in creating buildings, but in contributing to the way people live, work and spend their everyday lives.

It is a philosophy that has continued to influence how we think about development.

Delivery as a Test of Leadership

Commitment to delivery is easiest to discuss when conditions are predictable.

The real test comes when they are not.

Prateek Grand City moved through a period in which Indian real estate was dealing with demonetisation, GST, RERA and eventually the COVID-19 pandemic.

Each affected the sector differently. Together, they created several years of operational uncertainty.

Mr. Prashant Tiwari has described the COVID period as one of the most difficult phases of our journey. Construction activity was disrupted, labour availability was affected and supply chains across the industry came under pressure.

During the post-pandemic period, delivery became one of our key priorities.

Our published records state that more than 4,500 homes were delivered during 2021 and 2022.

For us, that period reinforced something we had believed from the beginning: a promise matters most when circumstances make it difficult to keep.

Growing Alongside NCR

Our journey has also developed alongside the transformation of Noida, Ghaziabad and the wider NCR.

Mr. Prashant Tiwari had seen Indirapuram when the area was still at an early stage of development. Years later, we would build Prateek Grand City in Siddharth Vihar within the same wider urban corridor.

Our Noida portfolio followed its own progression.

Fedora, Laurel and Wisteria belonged to one stage of the city’s residential growth.

Stylome and Edifice moved further into premium housing.

Prateek Canary in Sector 150 reflects another phase, shaped by the growing prominence of the Noida Expressway and the surrounding infrastructure.

Seen together, Mr. Prashant Tiwari’s career and our own growth have unfolded alongside many of NCR’s changing residential markets.

He began by working on urban development from within a public authority.

Later, through Prateek Group, he became part of that development from another side.

What Changed and What Stayed the Same

Prateek Group today is very different from the organisation that began in 2005.

Our portfolio is larger.

Our projects are more complex.

Our work today spans residential, commercial and retail development, while also extending into education, sports, wellness and entertainment.

The second generation of leadership has also become part of the journey, with Mr. Prateek Tiwari joining the organisation in 2012 and taking responsibility across areas including marketing, media, commercial and retail strategy.

Yet some priorities have remained remarkably consistent.

Quality.

Transparency.

Engineering discipline.

Customer trust.

And delivery.

Our philosophy, “Creating Landmarks, Setting Benchmarks,” reflects that continuity.

But Mr. Prashant Tiwari’s own approach has generally remained less focused on scale and more focused on responsibility.

That is also why our completed developments remain such an important part of our story.

Royal Cliff, Fedora, Laurel, Wisteria, Stylome, Edifice and Grand City are no longer plans on paper.

They are communities where people live today.

And every newer development begins with that history already behind it.

More Than 20 Years Later

Today, our journey includes more than 20 million sq. ft. of delivered development, over 50,000 customers and more than 10 million sq. ft. under development.

The numbers show how far we have travelled since 2005.

But for Mr. Prashant Tiwari, scale has never been the only way to define progress.

His public statements repeatedly come back to something much simpler: people entrust a developer with something deeply personal.

A home.

Perhaps that is the most meaningful way to look at his journey.

From a civil engineer who once supervised construction and handed over homes to allottees, to the Chairman of an organisation responsible for communities across NCR, much has changed over the last two decades.

The role has changed.

The scale has changed.

But the responsibility towards the people who eventually call these spaces home has remained at the centre of the journey.
